Lawsuit Filed for Rent Increases That Were Not Permitted by Law

Cotchett, Pitre & McCarthy, LLP, with the Legal Aid Society of San Mateo County, has filed a lawsuit on behalf of eight mobilehome owners, residents of the Trailer Villa RV Park, who received rent increases from the park owners for the last four years that exceeded what is permitted by the law.  Trailer Villa is a mobilehome park located in unincorporated Redwood City, in the County of San Mateo.  The park is home to 127 households, many of whom are long-term residents comprised of seniors, families with children, and people with disabilities, that rent the spaces on which their homes are situated.  The complaint alleges that for years, Trailer Villa’s management has ignored the San Mateo County Mobilehome Rent Control Ordinance and California’s Mobilehome Residency Law by issuing rent increases in direct violation of the law.   Since 2014, management has increased space rents each year by as much as ten to fifteen percent, forcing residents, such as Plaintiffs, to pay hundreds of dollars more per year than is allowed under the law.
